The proposal involved obtaining subdivision consent to subdivide an are of 111.8047 ha to create six bush lots for residential use. The portion of the property subject to subdivision is an area of approximately 3.99 ha of regenerating shrub and bush and the overall subdivision layout provided for a bush lot type clustered development that was designed with the intention of integrating the proposed development into the surrounding landscape. The building envelopes have been selected with the intention of minimising bush clearance and the internal boundaries between the lots have been situated to complement the existing natural patterns and topography of the site. Building and landscape design guidelines ensure that future development of dwellings is maintained at high standards and that buildings contain a degree of design integrity that is sympathetic to the landscape and the character of the property as a whole.
